About the Position:
Execute and deliver on real estate transactions including buying, selling, leasing and licensing in accordance with National Grids real estate objectives. The primary focus of this role is the coordination of all administrative, regulatory and policy activities for property acquisitions.
Position Responsibilities (including but not limited to):
Administer transactions from the negotiation stage through closing, including completing and satisfying all title, survey and due diligence requirements: Coordinates appraisal & other assessments or reviews.
Involved with development of standards and procedures to ensure that the Company?s acquisition, management, leasing, development and disposition practices consistently align with evolving business needs.
Performs technical feasibility, financial and cost studies in preparation for obtaining property rights for specific projects and assigned service territories, and prepares recommendations and action plans for purchases and leases.
Negotiates drafts and administers leasing agreements, purchase/sale agreements, land options and related real estate contracts for the acquisition, disposition and leasing of real estate property rights.
Work with Portfolio strategy team and provide customer/ client real estate support including gathering needs, assessing opportunity for surplus and/ or underutilized excess property.
Manage and oversee a diverse portfolio of property and cellular leases for the company; Preparing, negotiating and administering leasing agreements, purchase/sale agreements, and land options.
Communicates & corresponds with appropriate parties to establish terms & conditions of leases, licenses, acquisitions & sales of property in support of the Company?s strategies and business plans.
Develop, implement and manage the survey and acquisition of operational, office and special purpose sites leveraging Broker support and other professional services.
Provides real estate information and knowledge to real estate management, and internal organizations (legal, accounting, regulatory, community relations etc?) , as well as external customers and real estate professionals, in supporting the accomplishment of complex transactions and special assignments.
Develops and fosters beneficial working relationships with key internal clients and external stakeholders.
Assists in ensuring timely corporate reporting, compliance with real estate requirements and contract terms in order to ensure the avoidance of default conditions.
Coordinates the real estate resources required to support the business unit?s operation, reduce costs and increase productivity. Requires working closely with internal stakeholders (i.e. Facilities, Environmental, Engineering, Asset Strategy etc?) to ensure delivery of real estate services to end-users.
Assists in hiring and coordinating professional independent real estate consultant services and managing their work activities.
Performs closing & post-closing activities.
Ensure reporting and documentation is created timely to inform manager and Company of status and progress of all transactions.
Ensure appropriate Property business case, governance and approvals obtained and documented throughout transactions process.
Knowledge & Experience Required:
Bachelor?s degree in Finance, Real Estate, Management and 3+ years? work experience.
Prior real estate experience including transitions, brokerage or account management; utility experience preferred.
Strong communication and negotiation skills strongly preferred including demonstrated ability to build effective cross-function relationships and manage stakeholder communication specifically.
Demonstrate financial, analytical and administrative skills.
Must continue to develop and learn in a fast changing environment by continually enhancing necessary professional and managerial skills.
Excellent interpersonal and written communication skills.
Proven excellent analytical skills with the ability to manipulate data and statistics, evaluate, produce complex reports and make recommendations based on detailed, complex analysis on assignments of significant scope.
Ability to prioritize work and manage multiple tasks timely.
Ability to work independently and travel up to 25% may be required.
Must be able to initiate and follow through with various projects. Multi-tasking and effective organizational skills are essential. Must be able to coordinate several activities at once, quickly analyse and resolve specific problems and cope with frequent deadlines.
Must possess strong contract negotiation skills.
Must possess excellent verbal and written communication skills and be able to establish effective working relationships with both internal and external customers at all levels.
Must be able to travel to work locations in MA, RI and NY
