Job Order Contracting Estimator
As our Estimator specializing in Job Order Contracting (JOC), you will play a pivotal role in driving the success of our commercial special projects from concept through proposal.
In this role, you will manage the full estimating cycle for JOC task orders, including reviewing site conditions, interpreting scope requests, developing detailed lineitem estimates, and preparing accurate price proposals using unitprice books and coefficient strategies. Youll lead scope validation efforts, coordinate subcontractor outreach, perform quantity takeoffs, and generate cost breakdowns aligned with client expectations and contract requirements.
Successful team members in this role demonstrate strong analytical skills, a deep understanding of commercial construction means and methods, familiarity with subcontractor trades, and comfort navigating a highvolume, quickturn workflow.

What you'll do
- Scope Analysis & Technical Review: Review scope requests, site conditions, and supporting documents to define clear taskorder requirements. Conduct site visits to verify quantities, identify constraints, and ensure alignment with JOC and UPB standards.
- Quantitative Estimating & Cost Development: Develop accurate lineitem estimates using JOC unitprice books, coefficients, and taskorder formats. Perform efficient quantity takeoffs and maintain organized backup documentation for all pricing.
- Subcontractor & Vendor Coordination: Solicit and evaluate subcontractor and vendor pricing for nonUPB or specialty scopes. Maintain a current, organized subcontractor database to support fastturn estimating needs and consistent pricing.
- Bid Strategy & Proposal Execution: Prepare complete, compliant taskorder proposalsincluding pricing, clarifications, and supporting documents. Conduct postproposal analyses to refine accuracy and strengthen competitiveness.
- Client & Team Collaboration: Work closely with clients, facility managers, and internal teams to confirm scope, clarify assumptions, and review proposals. Support smooth project handoffs by clearly communicating estimate details and requirements.
What you bring to the team
- Experience in commercial construction estimating within Job Order Contracting (JOC) or similar fastturn project environments.
- Proficiency with digital takeoff and estimating software, including familiarity with unitprice and lineitem estimating workflows.
- Strong working knowledge of RSMeans or other industrystandard unitprice databases.
- Established relationships with subcontractors and suppliers, with the ability to quickly source and evaluate trade pricing.
- Prior field experiencesuch as superintendent or project management rolesis a plus and supports strong scope validation and constructability judgment.
