Summary

Serve as a Licensed HVAC Technician or Licensed Building Engineer and perform complex technical work in the HVAC trade functions, on a journeyman level, in the installation, operation, maintenance, modification, service and repair of commercial building systems, equipment, and related mechanical systems, in accordance with applicable industry codes.

Licensed HVAC Technician or Licensed Building Engineer performs a variety of HVAC functions. Perform a variety of general maintenance functions including efficient operation, maintenance, and repair of building systems. Building systems include HVAC, electrical, lighting, plumbing, carpentry, drywall, painting, masonry, flooring, and hardware.

Licenses, Registrations or Certifications

  • Required: Hold and maintain required federal badging for building access.
  • Required: Journeyman’s HVAC License or DC 3rd Class Engineer License
  • Required: Universal CFC
  • Preferred: OSHA 10 Training, OSHA Asbestos Awareness, UST Class C Certification

Duties & Responsibilities

  • Maintains and supports subcontractors in the performance of maintenance on all primary and secondary HVAC systems.
  • Be proficient and knowledgeable in HVAC systems.
  • Perform all HVAC requirements of the building(s)
  • Must have technical knowledge of, operate, maintain, and perform proactive, reactive, and preventive maintenance of commercial and industrial Building Automation System (BAS), 200+ tons Centrifugal Chillers, Air Cooled Chillers, Cooling Towers, Air Handling Units, DX units, Pumps, Variable Air Volume, Reheats, Fan Coil Unit, Low Pressure Steam, Steam Traps, Heat Exchangers, Chemical Treatment, Controls and other building mechanical equipment.
  • Must be familiar with emergency systems including redundancy, isolation, change over, and shut down of all utilities, and mission critical systems.
  • Perform periodic tours, recording required data in operating logs.
  • Be familiar with emergency plans and responses.
  • Troubleshooting of equipment on site.
  • Provide reports and documentation of completed work.
  • Monitor subcontractors, as assigned, in their task and provide reports when needed.
  • Must maintain safe work practices in support of the OSHA Health and Safety, NFPA and all other federal, state, and local standards as it applies when performing the assigned duties.
  • Responsible to complete the refrigerant usage log as required.
  • Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings.
  • Verify field conditions and perform any necessary repairs or adjustments.
  • Perform maintenance duties in accordance with standards, building protocol, manufacturer recommendations and industry best practices. including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed.
  • Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris.
  • Demonstrate the ability to read and understand Blueprints, schematics, and specifications.
  • Be able to read and understand manufacture’s submittals and literature.
  • Be able to specify material and replacement parts.
  • Be able to demonstrate practical knowledge of Chiller Plant Operations.
  • Be able to demonstrate practical knowledge of Building Mechanical Systems.
  • Performs adjustments and minor repairs to mechanical and electrical equipment and component parts of heating and air-conditioning systems and auxiliary support equipment.
  • Performs physical inspections of equipment, and test equipment for correct operation of all components of the refrigeration cycle and other relevant factors, contributing to the proper and efficient operation of HVAC systems.
  • Monitor site operations through tours and BAS system.
  • Respond to service calls and take corrective action relating to heating and air-conditioning temperature and humidity factors.
  • Ensures proper and efficient performance of operating equipment.
  • Conducts physical inspections of equipment and performs such tasks as oiling and greasing, testing for refrigerant leaks, proper functioning of controls.
  • Checking steam pressure reducing stations, vacuum pumps, and sump pumps
  • Performing repairs to ventilating, refrigeration, and heating equipment and components
  • Institutes the corrective action and/or inform his supervisor on any deficiencies found while performing the job.
  • Must have the ability to resolve complex issues that require analysis, evaluation, and interpretation.
  • Strong interpersonal skills and good customer service skills.
  • Must have the ability to multi-task, be organized, pay attention to detail, be dependable, and be a team player.
  • Document and report activities to supervisor
  • Performs additional tasks as directed by his supervisor.
  • Complete Work Order and Preventative Maintenance (PM) and paperwork on various HVAC devices in a timely and professional manner. Participates in the computerized maintenance management system for work and equipment documentation.

Education and Related Work Experience

  • Shall possess at five years (within the past seven years) experience of HVAC/Engineering experience in O&M/Facilities Management of buildings with equipment of the approximate size, complexity, and other characteristics of the equipment to be operated and maintained. One building, approx. one (1) million square feet.
  • High school diploma, completion of G.E.D., or equivalent.
  • Completion of four years federally approved technical training program in the installation, repair, and maintenance of HVAC equipment and completion of a HVAC control training program applicable to type of system and one year of HVAC/Engineering control maintenance and repair experience
  • Must be able to independently determine appropriate work methods per applicable codes and craft techniques necessary to accomplish work assignments and be capable of performing a variety of HVAC/Engineer services.
  • Shall possess all certification and licenses required by State and local jurisdictions.
  • Shall be knowledgeable in sizing area for proper size BTU’s for heating and cooling.
  • Shall be proficient in brazing and soldering techniques.

Physical Requirements & Working Conditions

  • Ability to work in a variety of workspaces including crawl, kneel, sit, climb, push and pull for extended periods of time.
  • Frequent standing, bending, stooping and/or moving throughout are required.
  • Ability to move/walk throughout commercial buildings including stairs in utility areas.
  • Ability to move, lift or carry heavy objects of 50 pounds or more to include ductwork, furnaces or materials.
  • Physical demand requirements are at the levels of those for active work. Specific auditory acuity is required to detect inappropriate machinery sounds.
  • Must have the ability to smell gas leaks or unusual smells from systems.
  • Specific visual abilities required by this job include close vision, distance vision, peripheral vision and color vision as needed for visual inspections of installations.
  • Ability to operate hand and power tools and climb a ladder.
  • Subject to emergency on-call and callback status including nights, weekends, and holidays.
  • Flexibility to work alternate schedules as necessary.
