Position Summary Details:
The Senior Specialist is responsible and accountable for the day-to-day operational and administrative activities at multiple schools, as assigned, within the district. Manages, leads, supervises given resources (personnel, materials, equipment & budget) to ensure conformance to requirements contracted between this ABM and client. Develops and implements cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned school buildings. Hires, on boards, and trains new employees. Oversees inspections, quality control measures and inventory control of equipment and supplies for the assigned school buildings. The Senior Specialist will travel within 40 building on the campus and 1 additional location less than 10 miles from main campus for all janitorial services compliance.

Essential Duties:

· Comply with, and assure that, TEAM Members assigned always comply with ABM’s safety standards and protocols and take swift corrective action when informed of any instance of ‘non-compliance’. (Daily)

· Conducts the ABM Monthly Safety Training module, ensuring that all TEAM Members participate in the monthly safety training and the monthly safety training roster is submitted to the District Manager NLT COB 20th of the month. (Monthly)

· Ensure that TEAM Members assigned are ALWAYS in full compliance with ABM policies and procedures to include, but not limited to wearing the proper uniform, properly displaying ABM ID Badge while on duty, using Personal Protection Equipment (PPE) and that TEAM Members are in full compliance with all federal state local government regulations and clients’ directives, and take swift corrective action when informed of any instance of ‘non-compliance. (Daily)

· Manage, coordinate, supervise making sure that all cleaning services in the ‘scope of work’ is being performed at assigned school buildings as contracted, and to standards as set forth by the client and take swift action when notified of any failure to meet standards. Inspect to be sure the “Cleaner’s Checklist” is attached to the ABM Cleaner’s Cart and used by the Cleaner as a reference guide for the contracted ‘scope of work’ and that the “LEAD’s Checklist” is on h/her person and used by the LEAD as a reference guide as the LEAD inspects the TEAM’s performance of work. (Daily)

· Conducts no less than five (5) “Quality of Service Inspections” and no less than two (2) “SWOP” report, per duty day, at randomly picked assigned school buildings, using, completing, and uploading, the approved ABM Quality Inspection Report / SWOP Report. (Daily)

· Develop and submit a Corrective Action Plans (CAP) within 24 hours when informed by the District Director of single or multiple deficiencies at an assigned school building and follow up on the submitted ‘prevention plan’ of the CAP regularly to prevent repeating deficiency(ies). (Daily)

· Actively monitor and control supplies, equipment, and personnel resources necessary to ensure that customer specifications, contract requirements and ABM standards are met, while making sure that ‘intended profit margin’ are met, watching that all spending, including the use of the ABM Credit Card for purchases, is necessary, justified and authorized by the District or Regional Directors. (Daily)

· Actively monitor, inspect, and account for all ABM equipment located at assigned school building, making sure that all equipment is in safe, working condition and that assigned equipment is being used properly, taking swift corrective action when informed of any instance of abusing or improperly using assigned equipment. (Daily)

· Conducting complete inventory of assigned equipment, logging the inventory data on the ‘Equipment Spreadsheet’ located on the I-Drive NLT the last day of the month and taking immediate action when a piece of assigned equipment is missing or in need of repair. (Monthly)

· Interact with assigned TEAM members, obtaining feedback on services and needs that a TEAM Member has; manage (anticipate, troubleshoot and resolve) potential problems and concerns that may negatively affect safety, contract requirements, scope of work and/or ABM’s cleaning standards at an assigned school building. Conduct the ‘Daily Huddle’ per SOP. (Daily)

· Ensure that all required and necessary paperwork, documentation, and logs, regarding Personnel Resources, to include, but not limited to new hires, terminations, change forms, disciplinary actions are complete, accurate, and submitted to proper authority on time.

· Ensure that individual payroll for all TEAM Members (ABM & Contractors) is complete, accurate and submitted on time, updating the “Budget Spreadsheet” on the I-Drive, reviewing the Budget Spreadsheet weekly for errors, correcting errors NLT COB on each Friday of the month: Contract Emp’s timecard submitted NLT COB Fridays, and ABM Members timecards submitted NLT 12:00 noon on Mondays.

· Ensure ABM TEAM Members assigned use the E-Pay system to clock in and out during the duty day, and Contractor Team Member properly log in & out, immediately correcting open or unresolved punches or log issues. (Daily)

· Ensure that all physical security protocols are enforced and complied with, to include accounting for issued keys (logged in / out daily & accounted for keys at the end of every shift; and all doors are locked, secured and then checked by shaking doors from the outside prior to leaving the property at the end of the shift.

· Meet all taskers, suspense, and directives issued by the Regional Director and/or the District Director, making sure that the response to the tasker, suspense and/or directive is complete, accurate and submitted on time.

· All other duties as assigned by the District or Regional Manager are performed in accordance with given directions.

Minimum Requirements

High School diploma or GED required. College degree preferred.

Minimum of three years of supervisory experience in a service-related field with high customer/client contact.

Strong service/quality attitude.

Ability to plan, organize, prioritize, and achieve effective time management.

Ability to work under pressure and meet established goals and objectives.

Sense of urgency & ability to meet deadlines; self-directed. 

Valid MVR (motor vehicle record)
