Director Real Estate Operations

Position Overview
The Director Real Estate Operations will work closely with the Chief Development Officer to oversee the real estate administration of our properties, ensuring they support and enable our strategic objectives. From landlord and tenant relations to real estate portfolio strategy, you'll play a pivotal role in maximizing the value of our real estate assets and delivering outstanding experiences for tenants and customers.

Essential Functions (Other Duties as Assigned)
strategic direction and leadership for the administrative management of the companys real estate, including value creation, risk mitigation, user support, and landlord and tenant relations.
and implement operational policies, procedures, and best practices to optimize efficiency, minimize risk, and enhance tenant and customer satisfaction.
strong relationships with tenants, serving as their primary point of contact for operational issues, lease negotiations, and strategic planning.
up the Lease operations process from ground zero.
the financial performance of our properties, including budgeting, forecasting, and expense management.
key performance indicators and financial metrics to track property performance and identify opportunities for improvement.
landlord relations.
CAM reconciliations.
the exercise of lease options.
lease term extensions.
and manage real estate brokers as needed.
the process to identify, assess, negotiate, and contract for office and warehouse space as needed.
the disposition of surplus space.
lease administration system management.
the leasing and administration of surplus space.
tenant relations.
requests for estoppels, sales reports, insurance certificates, etc.
as company representative on property owner associations.

Requirements (Education, Certifications, Knowledge, Skills, and Abilities):
Bachelors degree in business, real estate, or related field.
At least 7 years experience in Retail Real Estate Administration.
Strong negotiating skills.
Ability to perform basic financial analysis discounted cash flow, IRR, etc.
Experience with lease administration systems, Outlook, Excel, Word, Power Point, and ability to learn new programs.

Physical Requirements:

be able to talk and hear in person, via computer (I.e., Teams meeting), and phone calls
lift and/or move up to 15 pounds.
vision ability required by this job includes close vision, distance vision, depth perception and the ability to adjust focus.
work environment is typical of an office setting. The noise level is usually quiet.
travel by air and car may be required.
