You will work as part of an engineering team of 4 at multiple buildings, total sq footage is 6.5 million in Kansas City, MO 64138. Job title: Operating Engineer Location: Kansas City, MO 64138 Schedule: M-F, 7:00 AM to 4:00 PM with a rotating on-call schedule for after-hour emergencies Reporting to: Chief Engineer Type of Employment: Full-Time w/JLL employee benefits within 1 month of employment Additional Perks: overtime pay and on-call pay, company provided laundered uniforms, cell phone, laptop, and reimbursement for new shoes Estimated compensation: $25.96 - $31.25 an hour paid bi-weekly The compensation range listed is an estimate and not guaranteed. A salary offer will vary based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data What this job involves: Operating, maintaining, troubleshooting, and repairing facility equipment on all systems. In order to successfully complete daily/weekly work assignments, the Operating Engineer is expected to demonstrate technical expertise in one craft area (e.g., Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others. What your day-to-day will look like: Safely operate the facility in accordance with all applicable government and regulatory requirements. Demonstrate and enforce safety rules and behaviors. Identify, enforce, and assess safety hazards and risks. Participate in incident investigations. Perform maintenance and monitoring repairs to the mechanical, plumbing, structural, furniture, control, and fire, life and safety systems to keep building systems up to applicable standards. Maintain HVAC systems and equipment at optimum levels (e.g., cleaning, inspecting, changing parts). Where necessary, record readings and make adjustments to ensure proper operation of equipment. Comply with departmental policies for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe workplace. Monitor pricing and work quality of outside contractors. Review monthly Client Service Request summaries to pinpoint and correct recurrent operational problems. Respond to customer inquiries in a timely and professional manner. Assist site Facility Management team with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions. Desired experience and technical skills 3 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry Trade school education, union training, military service or college is desirable Universal CFC EPA certification or interest in achieving within first year (with JLL assistance) City of Kansas City, MO issued Operator Engineer contractor license certification is desirable Experience using Microsoft Office (Word, Outlook, Excel, Teams) Ability to lift up to 50 lbs.
