TITLE

: (Senior) Project Manager

LOCATION:

Atlanta, Georgia

COMPANY PROFILE:

Top private national developer, builder and manager who has over $1B under construction in 7 different markets. This firm is renowned for it’s quality, great reputation and culture.

POSITION SUMMARY:

The Senior Project Manager reports directly to the National Director of Construction Operations and is responsible for overseeing and managing all construction activities for the assigned projects in the specified market. The Senior Project Manager works closely with Project teams to ensure projects exceed all scheduling, quality and cost parameters.

*Note: This position and region is poised for continued growth. As such, the ideal individual will have the potential to grow their career into a Regional Director of Construction role working hand in hand with the Regional Development Director managing all aspects of construction operations for a region that encompasses several markets and projects.

QUALIFICATIONS:

Education:

A Bachelor of Science degree with a concentration in Building Science or Engineering is preferred.

Experience:

Five to ten years previous work experience as a Project Manager with a multifamily, mixed use or commercial building contractor.

Atlanta, GA market experience is a big plus

RESPONSIBILITES:

Project Planning

Review plans and specs with project teams;

Develop and refine initial project budget. Bid out all phases of the project and

finalize budget;

Review proposed site plans with the Development;

Coordinate and review plans and specifications with Development, Consultants and other design professionals;

Secure all required building permits and related project permits;

Develop and maintain project schedule;

Coordinate efforts of all parties involved in the Project, including Architect,

Structural Engineer, MEP Engineers, Consultants and Subcontractors;

Provide technical direction to Project Managers and project teams to ensure compliance with all SOP and quality standards.

Cost Control

Responsible for overall construction budget and schedule;

Buy-out and negotiate all Subcontracts and purchase orders on the project;

Approve and process all Subcontractor draws and invoices;

Issue change orders to Subcontractors;

Approve all field expenses;

Prepare monthly cost analysis and draw projections.

Project Administration

Assemble team to oversee on-site activities;

Oversee weekly project meetings;

Create, update and submit the following documents weekly and review other Project Managers’ weekly reports including:

Weekly Agenda in ProCore

Updated RFI Log

Updated Submittal Log

Schedule

Owner Selection Log

Material Tracking logs

Project status reports;

Conduct on-site meetings with Field Personnel and Subcontractors;

Produce and review monthly production reports;

Oversee the collection and maintenance of all project documents and records;

Ensure prompt payment to all Subcontractors and Suppliers;

Ensure all Subcontractor lien releases have been collected;

Monitor shop drawings and submittals;

Track project RFI’s;

Maintain as-built drawings;

Monitor and enforce all company safety policies and procedures;

Enforce insurance requirements for all Subcontractors and Suppliers;

Coordinate safety assessments with Superintendent;

Monitor construction progress and compliance with plans and specifications;

Work with Field Personnel to create and maintain a harmonious team

environment with Subcontractors and Suppliers;

Plan and conduct progress meetings with Developer and design professionals;

Coordinate delivery of finished units to Property Management;

Assist Superintendent as needed.

Skills and Abilities

MS Office & MS Project software with expertise in Microsoft Excel, Project,

PowerPoint, and Word. Experience with Procore, Textura, Docusign, and Box.com is beneficial

Exceptional organizational skills with the ability to prioritize, multi-task, and lead

all team efforts. Independent, logical thinking and a high level of initiative and strong work ethic are essential.

Excellent financial analysis and cost control skills;

Must possess superior analytical, quantitative, problem solving, writing and communication skills;

Flexible with positive attitude and willingness to work additional hours to

complete projects within fast-paced entrepreneurial environment.

Leadership

Foster a cooperative and informative relationship among the Construction team.

Develop team work atmosphere with Development team.

Ensure working relationship with Property Management and address all of their

concerns and issues promptly;

Develop relations with building officials and regulatory agencies;
