Bellevue & Seattle, WA | Meta Campuses The Critical Facilities Engineering Manager will provide its employees with a daily work environment consistent with Meta's culture and high standards. Responsibilities will include, but are not limited to; Management and supervision of an engineering crew, ensuring efficient equipment operation and maintenance execution, involved in new- build and retrofit design, controlling budget, maintaining rapid response times, immediate troubleshooting, some work in the field, manage vendor partners, Tool and Space Review, and critical system design consulting. With direction from the Regional Engineering, the Critical Facilities Engineering Manager directs, coordinates, and is responsible for the following: • Assist with directing and overseeing all building maintenance and operations in assigned properties • Direct and maintain an effective operation and general maintenance program with accurate, up-to-date records including, but not limited to; HVAC, electrical, plumbing, and life safety systems • Train facility engineering staff, including but not limited to; building systems, equipment function and purpose, operation, maintenance procedures and Meta standards • Maintain current and historical preventive maintenance and repair records on all equipment and systems • Maintain ethical, professional, and courteous relations with contractors and building occupants • Assist with ensuring property compliance with all City, State and Federal safety and environmental laws, codes, standards, and regulations • Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL • Assist in the establishment, implementation, and maintenance set forth by Meta, JLL, and the Property Management Team • Monitor and audit engineering personnel time sheets • Adhere to all Meta, JLL, and building property management policies and procedures, perform all duties in a safe manner, and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations • Actively participate in required training activities and seminars • Utilize an inventory control programs with appropriate parts stocking levels with accurate and timely records of receipts and issues • Provide engineering staff with correct equipment, tools, and training as appropriate for assigned tasks • Develop long-term strategic plans in keeping with Meta and JLL objectives • Evaluate and provide feedback to the Regional Engineering Manager on engineering staff performance and assists/manages end of year reviews • Establish and implement procedures for prompt and courteous response to all Meta employee generated mechanical, electrical, plumbing, lighting, or other technical issues • Coordinate activities of engineering related vendors and contractors while assuring it meets Meta and JLL standards • After hours availability for engineering emergencies • Provide coordination, direction, and support to each assigned employee to ensure the success of the individual • Ensure the documentation and electronic file systems are in accordance with the standard practice of Meta • Recognize opportunities to reduce maintenance expenses without compromising customer satisfaction and prepare recommendations • Provide information and direct input in major fiscal activities, including budget preparation, financial planning, variance analysis, expense justification, and bidding evaluation • Utilize computer equipment to compose routine correspondence, handle high volume of electronic mail, spreadsheets, and report generation • Assume additional responsibilities as may be delegated by the Regional Engineering Manager • Approval for system specific Standard Operating Procedures (SOP) • Generation and approval of Method of Procedure (MOP) Skill requirements to perform assigned duties:

• Proper response procedures for emergencies, maintains calm demeanor in emergency situations, and effective communication with cross functional teams • Meets highest attendance and punctuality requirements • Efficient prioritization to meet deadlines and Meta's expectations • Operates laptop, smartphones, and other office equipment • Interact with employees, visitors, and contractors with poise and diplomacy • Apply principles of rational systems and deal with situations where only limited standardization exists • Possess initiative to assume additional responsibilities • Advanced competence with a variety of software including MS Word, MS Excel, MS Outlook, BlueBeam, and other requested software programs • Communicate effectively both verbally and written • Possess excellent grammar and proofreading abilities • Read and comprehend MEP drawings, technical manuals, equipment submittals, and design documents • Ability to provide feedback during construction planning meeting, design development review, and quality assurance for installed equipment • Ability to function autonomously • Read and understand a variety of instructions (including written, oral, or schedule forms) • Perform mathematical computations related to building operations for problem solving building comfort and operation issues • Display computer efficiency to adapt to changing requirements within the engineering programs Experience requirements to perform assigned duties:

• 5+ years in relatable technical fields • 2+ years management experience including at least one year in property or facilities management, and demonstrated leadership experience • Experience with controls and HVAC troubleshooting • Strong initiative, customer service orientated, and ability to function as part of a complex team • Budget preparation, vendor management and administration experience required • Worked within lab and cleanroom environments (recommended) • Experience working within high stress and demanding environments Educational requirements to perform assigned duties:

• High school diploma or equivalent • Specific license(s) as applicable to position requirements o When applicable*, obtain required city and/or government licenses or permits (i.e. Boilers Operator's License, Maintenance Electrician’s License, CFC license etc.) o If, upon hire or promotion to this position, an individual does not have the required permits or licenses, the individual will obtain those permits or licenses within six months of the hire/promotion, or six months from the date eligible for the license or permit Working conditions to perform assigned duties:

• Indoors - 80% • Outdoors - 20% • Work indoors approximately 80% of the time and outdoors approximately 20% of the time • Use olfactory, auditory, and visual senses • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays • Work overtime as business needs deem appropriate • Emergency response to limit operational downtime Estimated compensation for this position is: 155,400.00 – 225,360.00 USD per year
