is looking for a

Full-Time

Property Operations Coordinator

with a strong can-do attitude for its property portfolio in

Los Angeles.

Working knowledge and direct experience in Tax Credit Affordable Housing is preferred.

Responsibilities and Duties:

Coordinate transactions and activities between the Corporate Office and Property Management staff to ensure appropriate administration, monitoring, control, maintenance, housekeeping and improvement of property structure, grounds, facilities and equipment (e.g., roofing, plumbing, boilers, elevators, parking/garage, etc.).

Review and audit property administrative, facility management and maintenance functions to ensure compliance with established policies and procedures; evaluate all exceptions to, and noncompliance with, policies and procedures.

Inspect properties to ensure the highest standards are maintained and evaluate the effectiveness and efficiency of maintenance, grounds and housekeeping operations.

Conduct periodic inspection of vacant apartments for market-ready condition.

Prepare the required reports related to all of the above functions and activities.

Review and recommend expenditures within specified guidelines. Help evaluate and negotiate contracts when needed.

Assist in the update, revision and/or development of forms, reports, and manuals relating to property management issues and operations; and manage the implementation of same, as appropriate.

Ensure compliance with operational agreements and procedures.

Assist in the development and implementation of property management training programs.

Attend industry and regulatory agency meetings, as required and appropriate.

Coordinate

with Corporate and Back-Office Departments as needed.

Other duties as needed or directed by Management.

Required Experience, Skills and Qualifications:

At least three (3) years of Property Management experience, with at least two (2) years as a Property Supervisor (or Regional Manager) overseeing a large portfolio of more than 10 multi-family residential apartment

communities/properties.

At least three (3) years of working knowledge of Fair Housing Rules and Regulations, Government (Regulator) Inspections and Audits.

At least two (2) years’ experience in Property Operations and Tax Credit Affordable Housing/CTCAC.

Proficient in YARDI and MS Office Suite (Word, Excel, Outlook and Powerpoint).

College graduate.

Assertive, with excellent interpersonal and communication skills.

Must project a professional appearance at all times.
