Assistant Chief EngineerServe as an engineering leader at JLLTransform engineering at JLL with your leadership and experience The Assistant Chief Engineer oversees the efficient, safe and responsibleoperation of all building systems and equipment while also leading theengineering team. The Assistant Chief Engineer is responsible for protectingand improving the value of the client's assets and will be expected toprovide recommendations for operational and capital improvements. Responsibilities* Under the Chief Engineer's direction, supervises and directs contractorsand monitors performance of their assigned responsibilities.* Performs and/or directs the performance of all maintenance servicerequests, ensuring that work performed in these areas is accomplishedefficiently with a minimum amount of disruption and inconvenience.* Maintain a safe, comfortable campus environment by operating,controlling, and performing preventive/predictive maintenance on theHVAC, Electrical, Mechanical, Plumbing, and Life Safety building systems* Supports preparation of monthly/quarterly operations and mechanicalreports, prepares technical evaluations/deficiencies reports on existingmechanical systems and components.* Respond effectively to all emergencies.* Make recommendations for systems improvement through immediate supervisor ormanagement.* Must be able to communicate effectively to the client and buildingoccupants/tenants* Completes special tasks that include but are not limited to; painting,lighting, electrical, plumbing, HVAC, locksmith work, tenantservices requests, and general maintenance as assigned.* Perform assigned facility inspections and due diligence efforts, reportingon as found conditions impacting satisfactory client occupancy and operations.* Comply with all safety procedures, maintaining good housekeeping andsafety of work areas. Recognize danger and safety hazards and propose methodsto eliminate them.* Complies with all policies for the safe storage, usage and disposal ofhazardous materials.* Participate in ongoing technical, safety, and operational processtraining programs* Documents work performance and materials procurement as directed, usingwork order system* Assist the Chief Engineer in the formulation and implementation of thepreventive maintenance program. Specific duties include:* Scheduling of preventive maintenance with minimum disruption of buildingservices* Assist the Chief Engineer in training and supervision aimed at expanding thecapabilities of the engineering team.* Giving "hands on" instruction in basic maintenance and trouble-shootingprocedures* Recommended enrollment in relevant inside or outside courses as ispermissible within the guidelines of the operating budget* Developing sources for stock materials such as water treatment chemicals,HVAC supplies, lighting, ceiling tiles, paint, electrical, andplumbing supplie* Assist the Chief Engineer relative to monitoring the quality and pricing ofmaintenance work performed by outside contractors.* Understand the engineering design and operational aspects of each buildingsystem.* Devising technical enhancements which will improve some aspect of buildingoperation* Identifying equipment, which may require replacement or reconditioningresulting in the need for owner's capital. Preferred Qualifications* High school diploma or equivalent* Valid state driver's license* 5+ years of related experience* Preferably 2+ years of experience leading an engineering/maintenance team* Trade school education, union training, military service or college isdesirable* Universal CFC EPA certification* Operating Engineer license or similar (as applicable by state regulations)* Experience using Microsoft Office (Word, Outlook, Excel, Teams)* Experience using computerized maintenance management systems (CMMS) andbuilding automation systems (BAS)Ability to lift up to 50 lbs* Comfort using ladders up to 30 feet tall* Ability to frequently climb, bend, kneeling, lift and/or drive* Strong customer service and communication skills JLL Is an Equal Opportunity Employer JLL is committed to developing andmaintaining a diverse workforce.
