Overview

On site PM/CM Services as an owner's representative on public projects such as:

  • Division of the State Architect (DSA) K-12 Education Market Sector program
Duties and Responsibilities
  • Directs, leads and is accountable for all phases of the projects
  • Ensures project operations are executed in accordance with client and company project management procedures and policies
  • Participates in preparation and negotiation of owner contracts and ensures delivery and adherence to contractual requirements and that all aspects of owner contracts are accomplished
  • Assists owner in the procurement of design professional and consultant services, and administers contracts
  • Prepares project budget, maintains cost control information, identifies cost impacts, and provides recommendations for cost control
  • Prepares master project schedule, ensures preparation of construction schedule, assesses any delays, and enforces schedule conformance
  • Manages and coordinates the design review process and participates in value engineering sessions
  • Ensures contractor bid interest, organizes, and directs pre-bid conference, analyzes bid results, and recommends bidder for contract award
  • Organizes and directs preconstruction activities
  • Oversees and evaluates preconstruction and construction progress and team performance to ensure conformance with schedule, budget, and contractual requirements.
  • Ensures preparation and distribution of construction observation reports, progress status reports, schedules, pay applications and cost control reports
  • Oversees orderly project closeout efforts, organization of project documentation and coordination of warranty work
  • Actively participates on internal teams that focus on continuous improvement of the company
  • Executes additional duties and responsibilities as assigned
Requirements

Job Requirements
  • Responsible for advising contractors and district staff on greening project issues and provides technical supervision to inspectors
  • Manages and coordinates the project team, other District staff and contractors particularly in communicating directives and ensures that project scope is built according to plans and specifications as well as cost limits
  • Advises and provides technical direction to Commissioned or Consultant Architects, Landscape Architects, and Civil Engineers on District guidelines, policies and procedures for the design and construction of greening projects, including hardscape, planting, accessibility upgrades, and irrigation.
  • Plans, organizes, directs, and reports project management activities and progress to Executive Staff
  • Reviews drawings and specifications submitted by Commissioned or Consultant Architects, Landscape Architects, and Civil Engineers or vendors to ensure conformance to District policies and guidelines and to determine possible conflicts with design, structural, architectural, or engineering features; requests required revisions from concerned parties to resolve issues
  • Advises Consultants, Commissioned Architects and Engineers and other District staff on technical issues encountered during the construction phase of greening projects
  • Provides technical direction to Sustainability Department staff in the preparation of designs, specifications, and cost estimates of greening projects
  • Performs daily contract administration duties, including assisting the Senior Project Manager and Sustainability Staff in bid analysis, pre-construction meetings and related award coordinating activities
  • Manages, oversees, and coordinates all facets of the construction phase of a greening project including mobilization, construction, and close-out
  • Performs other duties as assigned
Education and Experience
  • Bachelor's degree in Architecture, Landscape Architecture, or Civil Engineering is preferred or related work experience.
  • 5 or more years of professional experience in Project/Construction Management.


Work Environment

While performing the duties of this job, the employee must regularly work in an office and/or construction environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.

Physical Requirements

While performing the duties of this job, the employee must regularly sit, stand, walk, talk, or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.

Travel Requirements

The position is based out of Sacramento traveling between schools in a district. A valid California Driver's License for use of an automobile as travelling will be required as project sites are throughout the county.
