The purpose of this position is to drive occupancy of units in buildings ahead of proforma goals.ESSENTIAL DUTIES AND RESPONSIBILITIES: Exceed proforma occupancy by leasing units ahead of unit acceptance from construction.Work with prospective residents to obtain file approval from Compliance in a quick and efficient manner.Adhere to 21-day application process from first contact to Approved to Execute.Ensure compliance policies and procedure as set forth by KPG and the Compliance Department are followed.Verify all move-in tasks are completed and file assembled properly.Responsible for daily reporting of file status. Provide assistance to Sr. Property Manager - Accelerated Lease-Up on all tasks and projects.Show apartments to prospective residents as needed.Participate in daily huddles with Property team and Sr. Property Manager - Accelerated Lease-Up.Be a positive representative for KPG Ability to travel by car/plane to lease-up properties for specific project-based assignments. Other duties as assignedQUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS2+ years of affordable property specific experience (LIHTC or Section 42).Able to work independently, with minimal direction and oversight.Superior communication, presentation, and interpersonal skills with individuals. Excellent attention to detail and organization.Highly effective in meeting deadlines.High school diploma or general education degree (GED).Minimum two years (3+ preferred) with property specific experience. HCCP or similar designation recommended.Language Skills - Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.Math Skills - Proficient in basic math skills and core concepts. Reasoning Skills - Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.Computer Skills - Intermediate experience with MS Office, Excel, and property management software. TRAINING REQUIREMENTS:Annually attend fair housing, property site specific trainings, and leasing classesOngoing professional development. WORK ENVIRONMENT:Normally works in an environment with heightened noise due to ongoing construction.PHYSICAL DEMANDS:Frequently must stand, walk, reach with hands/arms, stoop, kneel and crouch. Rarely must crawl, bend of lift up to 25 pounds.Frequently must sit, use hands to finger/handle/feel, talk and hear.Close and distance vision is required.Must have valid driver's license and or have the ability to travel to multiple sites in multiple locations.Frequent travel on a weekly basis is required.
