JOB REQUIREMENTS: CLASS SUMMARY: Under the general supervision of theVice President of Asset Management, the Portfolio Manager is responsiblefor the general management and oversight of all properties assigned tothe portfolio. The candidate must be a dynamic professional with aproven history of results, including asset preservation, budgetperformance, industry compliance and effective communication andleadership skills Portfolio assignments vary and may include varioustypes of housing to include but not limited to HUD Section 8, Low IncomeHousing Tax Credit, HUD 202, HUD Public Housing and Market Rate.Portfolio Manager will provide management, direction, and leadership todirect reports and ensure that the property is maintained and operatedin accordance with the HACM objectives and all regulatory requirements.Tracking project financials and schedules are required to report statusregularly. The Portfolio Manager is responsible for the financialmanagement, physical conditions, compliance, resident/occupancy issues,and community/resident relations. TYPICAL CLASS ESSENTIAL DUTIES: (Theseduties are a representative sample; position assignments may vary.) 1.Supervises Housing and Maintenance staff including, but not limited to,daily operations and maintenance, performance management, workassignments, disciplinary actions as may be required, time tracking,leave requests, interviewing, internal and Federal policy and procedurecompliance, training functions, etc. 2. Assists the VP of AssetManagement in developing, implementing and/or updating departmentalgoals, strategies, budgets, preventative programs, energy efficiencies,and annual maintenance programs and procedural manuals. 3. Managesfinancial operations sites following departmental rules, regulations andguidelines, including, but not limited to: assisting in the preparationof annual operating budgets, submitting requests for goods and serviceswithin the established budget, oversees the inventory of all property,to ensure properties are operated consistently with HUD financialguidelines and procedures. 4. Monitors and analyzes property and tenantdata for properties in relation to industry best practices, publichousing funding issues, market conditions, market trends, anddemographic changes. 5.
