We are looking for a Property Manager who will focus on tenant collections, city compliance, utility management, and tenant policy enforcement. This role will help Responsibilities: Tenant Collections & Lease Enforcement Ensure maximum collections of all tenants owed rent, utilities, and repairs as agreed to in the tenant's lease/member agreementEnforce all tenant behavior policies in regard to cleanliness, conduct, and care of the exterior of the houseCarry out evictions and/or fines of all tenant members who violate either paymentCarry out these hard tasks, with grace, empathy, and respect for our member base - while keeping a firm hand and collecting every cent possible on behalf of our owners City and Property Compliance Triage code violation notifications for analysis and resolution.Communicate with external counsel where necessaryCoordinate parties required to assist with the resolutionAssist in EscalationsConduct ongoing reviews of properties (internal and external) - using smart home technology - finding non-compliant homes proactivelyWork with neighbors when necessary Operations - Utilities & Maintenance Ensure that all tenants are billed utility overages in a timely fashion each monthEnsure utility overages are collected at an exceptionally high rate, and billing owners for any gaps in tenant payments as neededReviewing maintenance work orders on a weekly - for accuracy and ensuring owners are getting the absolute best price from local vendors Requirements: 5+ years as a property manager at a mid to large single-family home property management company (250-5000 homes)2+ years reviewing and approving maintenance service request billings1+ year of elite performance (top 5%) in low-income housing rent collectionsAdept at both property management software (and a quick study in all software) and Microsoft ExcelFamiliarity with local, state, and federal real estate laws, customs, and practicesStrong written and verbal communication skills Preferred: Experience in low-income housing property managementExperience with Buildium or AppfolioExperience at an early-stage start-up (specifically prop-tech) About HomeRoom
