This position is accountable for achieving the financial, operational and business objectives of the property. The Assistant Community Manager is expected to provide unparalleled customer service, creating a strong sense of community for all residents. This individual is also responsible for supervising on-site staff, ensuring all operations are functioning properly and in accordance with company standards.ResponsibilitiesMonitors and enforces compliance with all pertinent company policies, procedures, and standards related to operations and employmentUnderstands local and federal laws as they pertain to leasing, evictions, deposit accounting, fair housing, risk management and OSHA requirementsHas a clear working knowledge of community accounting and operating proceduresRemains informed about current market developments including competition's occupancy, rent structure, amenities and current concessionsMaintains a flexible schedule, and able to fill in other positions as requiredInteracts with the prospects, residents, and team in a professional and courteous manner, assisting with questions, solving problems and any other duties requiredEnsure property is rented to fullest capacity, utilize marketing strategies to secure prospective residents and enhance closing techniquesDemonstrate ability to understand financial goals, operate asset in owners' best interest in accordance with company requirementsMaintain accurate records of all community transactions and submit on timely basis, including rent rolls, delinquency reports, move-in/move-outs, invoices, etc.Manage resident concerns and requests on a timely basis to enhance resident satisfaction with managementAssists the Community Manager in operating community within budget parameters while increasing Net Operating IncomeStrengthen success of staff through ongoing training, instruction and leadership, providing daily/weekly staff schedules and assignmentsGenerate necessary legal action, documents and process in accordance with state and company guidelinesAssists Community Manager with supervision of maintenance and leasing staffManage the leasing and renewal process by guiding the team through effective sales and customer service retention strategiesTrain and develop employees to ensure team meets their full potentialMonitor rent delinquency for all current and past residentsPerform other duties as requiredRequirementsBachelor's Degree preferredThree to five years of experience in residential property managementExperience with market-rate communitiesStrong computer skills, especially in the Microsoft Office Suite and Yardi Voyager softwareWorking knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property specific guidelines and occupancy standardsVery organized and detailed with the ability to see the big pictureMust be able to identify and resolve problems in a timely manner and gather and analyze information skillfullyComplies with all Jones Street Residential policies and proceduresBenefitsMedical, Dental & Vision (100% covered by employer)Retirement Plan (401k, IRA)Life Insurance (Basic, Voluntary & AD&D)Paid Time Off (Vacation, Sick & Public Holidays)Family Leave (Maternity, Paternity)Short Term & Long-Term Disability.Jones Street Residential Inc. is an equal opportunity employer.
