About the Position:
Drive proactive and strategic planning process in various aspects of facilities and real estate functions including but not limited to -portfolio savings and optimization, direction and management of occupancy planning function, strategic review of various processes including review of surplus properties, incorporation of data Analytics and robotics into facilities and real estate tasks, and developing and implementing sustainable work practices
Position Responsibilities (including but not limited to):
Property Management and Development
Analyse and make recommendations with respect to strategic dispositions, investment and market opportunities, hold versus sell analysis, feasibility studies, asset review and market studies, highest and best use analysis, acquisition and advice analysis and valuations for sale/leaseback purposes.
Lead the surplus property review and develop creative strategies that drive value creation for National Grid in line with established objectives
Identify opportunities for portfolio optimization, cost saving and improved ROI in the portfolio; Develop multiple practical options supported by strong business cases that optimize NPV and enhance personal productivity and innovation.
Obtain market data (including supply/demand, market rents, landlord financial conditions, trends and other pertinent information) to identify market-driven opportunities for cost savings, consolidation, flexibility, control, etc.
Integrating a planning discipline among the workplace services delivery team, proving solutions and sufficient lead time to add value across the portfolio; and to perform certain strategic planning functions, which shall include analysis and recommendations with respect to cost reduction, and strategic use of forecasting, occupancy data, lease data and business requirements.
Portfolio Optimization/Occupancy Planning
Provide a single point of contact for all occupancy planning account issues and a platform to escalate geography-specific planning issues.
Establishes and maintains effective relationships with Jurisdictional leaders and gains their trust and respect. Act as a single point of contact to the client CRE team on all strategic planning activities and deliverables.
Understand specific business needs for each location (i.e. growth/contraction, type of building, location requirements, location preferences, and current and planned occupancy levels)
Provide aggressive leadership and oversight to the various functions involved in the occupancy planning and portfolio planning processes to ensure decisions are made and progress is achieved.
Collaborate with regional managers and business units to create and present business cases and recommendations related to utilization, quality, investments and cost of the Clients real estate portfolio of leased and owned properties.
Have direct reporting responsibility for the occupancy planning organization consisting of occupancy planners
Performance Management
Understand and document corporate, business unit objectives, strategies and metrics as background knowledge for alignment of real estate and facilities with the business objectives
Continuously monitor the portfolio performance against key metrics (utilization, vacancy, density, cost, etc.) to identify opportunities to improve real estate performance and generate cost savings goals and document in annual plans. Prepare detailed business cases and supporting presentations for selected opportunities and make recommendation.
Identify areas of improvement of service delivery areas ( Facilities, Real Estate and Rights of way) and recommend specific projects as necessary to refine and enhance processes
Directing quality control and consistency in planning processes, procedures, protocols, and delivery of the workplace
Assist in preparation of quarterly and annual reports to reporting on the progress of real estate portfolio and the status of key initiatives; Participate in monthly, quarterly and annual assessments of KPI performance and cost saves tracking and approvals.
Working with Director of Facilities projects and jurisdictions, lead the annual OPEX and CAPEX plan creation and forecasting;
Actively engages in Benchmarking , assesses benchmarking data and determines proper use of the data to enhance performance of the National Grid Facilities? organization.
Qualifications
Knowledge & Experience Required:
Minimum Essential Qualifications:

Bachelors or Masters degree in Economics, Real Estate, Finance, or other related discipline
10-15 years of Strategy, real estate finance-related activity in a corporate real estate environment, facilities planning and space planning
Background in transactions, real estate project management, construction management architecture or engineering desirable
MBA strongly preferred
Capability Requirements:
Demonstrated ability to lead complicated projects and interdisciplinary teams with working knowledge of transactions, capital planning and occupancy planning
Excellent written and verbal communication skills
Experience in developing and driving proactive and strategic planning processes to deliver portfolio optimization and savings
Experience managing space data management and occupancy planning functions.
Proven advanced business case development experience
Mature practical commercial experience including advanced financial acumen and analytical skills
Proficiency with advanced technology and tools
Creative and innovative thinking
Demonstrated ability to work across business units/partners to deliver options and secure decisions
Organizational savvy and agility
Solid negotiation and influencing skills
Ability to command presence and credibility with all levels of an organization
