Overview
Schedule: Monday - Friday 6pm - 3am
At Velociti Services the Maintenance Lead is responsible for planning, scheduling supervising PM work, WO flow and special projects not limited to maintaining, and performing repairs on all building systems, including automated technology, mechanical, electrical, plumbing, lighting equipment and controls, HVAC, refrigeration equipment and various other mechanical and electrical systems. This position requires vast knowledge and expertise in commercial and industrial system building technology as the facility operates multiple cutting-edge smart systems together in a converged network.
ResponsibilitiesKey Responsibilities:
- Maintain, and repair all building systems to ensure optimal conditions, including
smart building technology, mechanical, electrical, plumbing, and HVAC systems. - Act as the primary liaison with the client facilities and respond to their needs
promptly and professionally. - Collaborate with Janitorial and IT installation teams.
- Collaborate with leadership to ensure compliance with company, and client
policies, procedures, and regulations. - Participate in training sessions to enhance job-related skills.
- Work with district manager and independently as part of a larger team to
accomplish organizational goals. - Utilize proficiently computerized maintenance work order systems to manage
work orders efficiently. - Maintain a clean, safe, and orderly work environment including offices, service
vehicles, storage areas. - Ability to manage outside vendors for specialized services.
- Respond to after-hour unscheduled emergencies as needed.
- Adhere to the Owner’s Building Operations/Rules provided by leadership.
- Manage inventory of tools and service equipment.
- Ensure all spare parts, tools, and service equipment are organized and
maintained properly. - Perform other tasks as instructed, including plumbing, carpentry, and general
building maintenance. - Other duties as assigned or requested
QualificationsRequirements:
- Minimum of 5 years of experience managing a team of 20+ employees in a
commercial/industrial environment with a 24/7 coverage - Ability to lift, push, pull, and/or carry a minimum of 50 lbs.
- Proficient in operations and troubleshooting of Electrical and HVAC controls.
- Strong communication and interpersonal skills.
- Flexibility to work in various environments with exposure to moving mechanical
parts, high places, airborne particles, chemicals, outside weather conditions,
electrical shock or vibration, wet/humid conditions, and loud environments. - Able to obtain TWIC (Transportation Workers Identification Credential) and
possess a valid driver’s license. - Ability to work at height on aerial equipment.
- OSHA 10 Certificate; 30 Maritime 30 preferred.
- Proficiency or certification in the following trades and programs:
- Electrical, electrical automation for doors, gates, pressure pads, lighting, high
voltage work, HVAC, welding, plumbing, painting, green lead, CMMS systems,
low voltage installations, janitorial, Microsoft programs focusing on Excel and
PowerPoint, hazmat knowledge, forklift, scissor lift, boom lift experience.
