JOB DESCRIPTION


RESPONSIBILITIES

CORE RESPONSIBILITIES AND TASKS:

(1) Physical Plant Operations & Maintenance- this position contributes to the development and implementation of maintenance/ infrastructure related programs of our Global Technical Center location. This is a 600,000ft2 state of the art Research and Development Laboratory located in Brecksville, OH.

  • Efficiently operate, maintain, and troubleshoot the major systems and related equipment in the facility including the following: BAS, chiller plant, boiler plant, cooling tower, chemical stations, air handlers, heat pumps, domestic water pumps, fire pumps, diesel generators, electrical distribution systems, and life safety equipment.
  • Comply with all safety policies and procedures and must be observant to recognize potential safety situations and be able to implement corrective actions based on their observations. Understands the proper use of all safety equipment or gear.
  • Ability to communicate effectively with fellow associates, lab personnel, contractors & vendors on the maintenance and repair needs of the equipment assignments. Follows up with good communications to peers and Facility Manager on any challenges or problems that arise during the workday.
  • Perform daily rounds and equipment inspections in a timely and efficient manner.
  • Provide support and respond quickly to property emergencies and equipment issues. Notify appropriate personnel and follow safety protocols. This includes after hours and weekends.
  • Perform a wide variety of preventative maintenance, troubleshooting, work orders, direct response, and supporting tasks that compliment daily site operations.
  • Perform all work according to code and safety regulations.
  • Communicate concise and detailed information regarding the operational status of the major facility systems each day, while providing ideas and solutions.
  • Prepare and complete department work orders and paperwork for maintenance or repairs.
  • Maintain inventory of equipment, tools, and supplies.
  • Maintain positive working relationships with security, EHS, and other key stakeholders.

(2) Building Systems and Technology- Maintain expert level proficiency in all building systems, including Building Automation Systems (BAS), Computerized Maintenance Management System (CMMS), Fire/ Life Safety Systems, and Lighting/ Automatic Shades:

  • Utilize the full capabilities of facilities technology.
  • Work with skilled trade contractors in the continual improvement and streamlining of the operation and utilization of the BAS and CMMS systems.
  • Analyze and interpret system metrics and data for the continual fine tuning of equipment to ensure optimum efficiency and reliability.
  • Ensure systems’ software and programming are up to date and maintained.
  • Respond to and appropriately prioritize site alarms.

(3) Project involvement:

  • Support the Engineering Team with the identification of future facility needs.
  • Assist with gathering and interpreting field data that contributes to the decision-making process.
  • Keep abreast of the latest technical updates and relevant trends that potentially impact the success of projects.

QUALIFICATIONS

FORMAL EDUCATION:

Required:

  • High School Diploma or GED

Preferred:

  • Diploma or Certification from a Technical School focusing on one or more of the building trades.
  • Completion of a comprehensive training program focusing on the collective Building Trades including HVAC, refrigeration, electrical theory, hydronic heating systems, BAS, CMMS, plumbing, carpentry, and general mechanical skills.
  • Professional trade organization involvement and designations.
  • Ohio Low Pressure Boiler Operator License
  • AAS degree in HVAC and Refrigeration
  • Universal refrigeration 608 certification.

KNOWLEDGE & EXPERIENCE:

Required:

  • Minimum 5 years of experience in maintenance, facility engineering, operations, or related technical field.
  • Advanced knowledge and with mechanical, electrical, plumbing, carpentry, and HVAC systems.
  • Expert in the use of test instruments, multi meters, power tools, and hand tools.
  • Calm and measured when responding to emergency and high stress situations such as power outages, major equipment failures, and safety situations.
  • Able to read and interpret construction drawings, mechanical diagrams, electrical schematics, and detailed operation manuals.
  • Ability to effectively use modern maintenance and office software.
  • Have a high degree of professionalism, interpersonal skills, and organizational skills.
  • Complying with safety and operational guidelines, policies, and procedures

Preferred:

  • Advanced and diverse BAS knowledge and experience.
  • Advanced experience with auto shade and lighting controls.
  • R&D Laboratory experience

TECHNICAL/SKILL REQUIREMENTS:

Required:

  • Intermediate and above level of HVACR and boiler systems knowledge and experience.
  • Working knowledge of Building Automation systems, understanding the use of trends to evaluate systems operations and equipment troubleshooting.
  • Electrical fundamental theory and application in power distribution, motors, VFDS, BAS, NEC understanding.
  • Dexterity and ability to work off ladders, lifts, and around various types of industrial equipment settings.
  • Organized approach to work.
  • Ability to work independently as well as in a collaborative team environment.
  • Ability to effectively communicate with coworkers, contractors, tenants, and management in verbal and written form.
  • Electrical fundamental understanding of motors, VFD, transformers, generators, distribution systems for facilities & lab operations.

Preferred:

  • Advanced electrical troubleshooting.
  • Advanced boiler knowledge.
  • Chemical treatment knowledge.
  • LEED/Energy Star experience and understanding.
  • High level of proficiency in Office 365.

ADDITIONAL RESPONSIBILITIES:

  • Perform other maintenance duties as requested by management.
  • Support off-site company locations on an as-needed basis
