GENERAL DESCRIPTION OF POSITION
The Mortgage Loan Closer/Shipper plays a critical role in the final stages of the mortgage process. This position is responsible for preparing, reviewing, and delivering accurate closing documentation, ensuring compliance with federal, state, and investor guidelines, and facilitating timely funding and shipping of mortgage loans. The Closer/Shipper collaborates closely with internal departments, title companies, and investors to ensure a seamless and compliant closing experience for members.
ResponsibilitiesESSENTIAL DUTIES AND RESPONSIBILITIES
- Collaborate with processors, underwriters, and title companies to prepare accurate and complete
closing packages. - Obtain and review title insurance commitments, ensuring all requirements are met for a clear title.
- Prepare and transmit closing instructions, including the Closing Disclosure (CD), promissory note, mortgage/deed of trust, and other required documents.
- Approve final Closing Disclosure (CD) and ensure compliance with TRID timing requirements.
- Coordinate and initiate wire transfers for funding.
- Review executed closing documents for completeness, accuracy, and compliance (e.g., signatures, legal descriptions, fees).
- Ensure all trailing documents (e.g., recorded mortgage, final title policy) are received and filed.
- Prepare and deliver loan files to investors, ensuring all required documents are included and properly executed.
- Monitor and maintain compliance with investor-specific delivery timelines and documentation standards.
- Timely submit any applicable loan funding fees or insurance premiums to the respective agency as required by program guidelines.
- Transfer closed/funded loans from the origination system to the servicing platform.
- Prepare and archive closed loan files in accordance with records retention policies.
- Support internal and external audits by providing requested documentation.
Ensure all closings comply with: TRID (TILA-RESPA Integrated Disclosure), HMDA (Home Mortgage Disclosure Act), and ECOA, FCRA, and other applicable regulations.
QualificationsQUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION AND EXPERIENCE
Required:
• High school diploma or equivalent.
• Minimum of 2 years' experience in mortgage or a related field. (e.g., finance, accounting, insurance, real estate, title company)
Preferred Skills/Abilities:
• 2+ years of experience in mortgage closing or related field.
• Strong knowledge of TRID, HMDA, USDA, VA, and investor guidelines.
• Proficiency in LOS platforms and document preparation systems.
• Notary Public certification (or willingness to obtain)
