Under general direction, theProperty Administrator I supports the management and strategic use of UTA's real estate assets and railroad rights-of-way. Key responsibilities include processing applications for third-party use of UTA property and assisting with the negotiation, drafting, and administration of leases, licenses, and right-of-entry agreements.
The Administrator provides support and coordination for property maintenance requests and helps resolve customer concerns related to UTA-owned properties. This position ensures all assigned transactions comply with Federal Transit Administration (FTA) regulations, applicable state laws, and UTA policies and procedures. Additional responsibilities include contributing to the development and implementation of programs that preserve and protect UTA's real estate assets, managing invoicing and collection of rental and license revenues, and maintaining compliance with standard property transaction procedures.
The Administrator will assist in preparing financial feasibility analyses for proposed leases or other business opportunities and ensure that all rental properties align with UTA's business objectives. This role also involves collaboration with municipalities, state and federal agencies, and other stakeholders on real estate issues and development-related matters. An associate degree with coursework in business is required. A bachelor's degree in business, with emphasis in contracting, negotiations, real estate, business law, or finance, is preferred.

EDUCATION/TRAINING:

  • Requires an associate's degree including courses in business.
  • Bachelor's degree in business with emphasis in contracting, negotiations, real estate, business law or finance is preferred.

EXPERIENCE:

  • .A minimum of two years of professional experience in property management, contract administration, or a related field is required.
  • Experience in researching real estate property records and interpreting contract terms and conditions is preferred.

Knowledge

  • Basic understanding of various types of contracts, including contract procedures, standard terms and conditions, and associated documentation.
  • Basic knowledge of negotiation methods and techniques, along with a working knowledge of county records, plat maps, and the ability to research surveys and engineering drawings.
  • Basic understanding of appraisal methodologies and lease valuation principles.

Skills

  • Strong organizational skills with effective follow-up capabilities.
  • Proficiency in personal computer use, including word processing, spreadsheets and related software. Intermediate proficiency in Microsoft Word, Excel, Windows, and Outlook. Basic knowledge of Access preferred.

Abilities

  • Ability to communicate effectively both orally and in writing, employing proper spelling, grammar, and punctuation in a professional manner with UTA senior management, staff, external organizations, and other stakeholders.
  • Ability to understand, interpret, and draft contractual agreements.
  • Skilled in gathering, analyzing, and disseminating information; solving problems; and working independently with minimal supervision.
  • Ability to plan, organize and prioritize work from numerous sources with conflicting schedules, priorities, and deadlines
  • Capable of thriving in a fast-paced environment, meeting tight deadlines, maintaining accurate records, and taking full accountability for assignments.

Pay Range:$63,800.00 or more depending on experience.
