SUMMARY

The Mortgage Loan Assistant is responsible for performing duties related to processing and closing mortgage loans. They need to communicate with the clients, customers, outside agencies, etc., in order to gather all important information, research for the underlying problems and respond promptly to the inquiries.

Ensures compliance with established Company policies and procedures.  Demonstrates knowledge of, adherence to, monitoring and responsibility for compliance with state and federal regulations and laws as they pertain to this position including but not limited to the following: Regulation Z (Truth in Lending Act), Regulation B (Equal Credit Opportunity Act), Home Mortgage Disclosure Act, Real Estate Settlement Procedures Act, Fair Credit Reporting Act, Bank Secrecy Act in conjunction with the USA PATRIOT Act, Anti-Money Laundering and Customer Information Program, Right to Financial Privacy Act (state and federal) and Community Reinvestment Act.


REQUIRED  DUTIES

1.    Process documents received for each file, verifying the accuracy and completeness of each document 

2.    Provide disclosures when necessary

3.    Order credit reports, business entity searches, GEO codes/census tracking, and title/escrow work or any documents needed for loan processing

4.    Order appraisals  

5.    Tracks documents including hazard insurance, flood insurance, financial statements, and escrow/title policies

6.    Establish, maintain, and update files, databases, records 

7.    Coordination of loans with escrow companies 

8.    Gather, review, and organize mortgage loan documents

9.    Prepare fund request documents for wiring funds to closing

10.    Process draw requests on warehouse lines of credit 

11.    Prepares loan renewal and extension requests 

12.    Process loan cancellations/denials and adverse action letters

13.    Responsible for the integrity of data entered into the system of record within departmental guidelines to mitigate operational risk. 

14.    Responds to inquiries from customers and internal personnel regarding loans issues and requests.

15.    Follows set departmental procedures to receive satisfactory audit. Include audit considerations when assisting in the development of new tasks within functional area 

16.    Remain current on government regulations related to lending and internal policies

21.    Performs duties specific to the position and other functions as assigned.


MINIMUM REQUIREMENTS

These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position.  The requirements listed below are representative of the knowledge, skill and/or ability required to perform the position in a satisfactory manner.  Individual abilities may result in some deviation from these guidelines.

•    High School Diploma and at least 2+ years of related experience and/or training; Bachelor’s degree preferred.  Work related experience should consist of a loan servicing background. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related.

•    Work related experience and/or training must consist of an in-depth background in loan documentation and servicing in mortgage lending.

•    Basic knowledge of related state and federal banking compliance regulations, Bank operational policies and procedures, and the Bank’s products and services.

•    Intermediate skills in computer terminal and personal computer operation; mainframe computer system; word processing and spreadsheet software programs.

•    Intermediate typing skills to meet production needs of the position.

•    Basic math skills; ability to calculate interest, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate routine mathematical errors; compute rate, ratio and percent, including the drafting and interpretation of bar graphs.

•    Exceptional verbal, written and interpersonal communication skills, with the ability to apply common sense to carry out instructions and instruct others, train personnel, write reports, correspondence and procedures, and speak clearly to customers and employees.

•    Ability to deal with problems involving multiple facets and variables in non-standardized situations.

•    Ability to work with no supervision while performing duties.


Pay $36,000 - $54,000 per year. The salary reflects the full, reasonably expected salary range for this position. Salary is based on the candidate’s current experience, education, skills, and abilities related to the position. Successful candidates may be eligible for bonus, stock, commissions, and incentives at the Company’s sole discretion.
