WSFSSH MISSION STATEMENT

The mission of WSFSSH is to provide safe, affordable, senior housing that integrates compassionate property management with supportive services to enhance the independence and dignity of each resident. WSFSSH creates and preserves affordable housing while supporting the development of healthy neighborhoods.

JOB SUMMARY 

The Project Manager, will work on all aspects of the affordable housing development process: concept, design, financing, construction, and lease-up.

JOB DUTIES & RESPONSIBILITIES

Responsibilities include but are not limited to:

  • Prepare and manage project underwriting/financial modeling/proformas
  • Prepare and coordinate funding applications, grant requests, and RFP submissions
  • Facilitate architectural, land use, and budget approvals throughout the development cycle
  • Solicit and negotiate consultant proposals including architects, general contractors, sustainability consultants, etc.
  • Manage project pre-development meetings and construction site meetings
  • Coordinate and review project due diligence during pre-development and construction and conversion transactions
  • Manage projects in construction, prepare requisitions, track progress, and monitor timelines
  • Evaluate existing buildings in WSFSSH’s portfolio for refinancing and repositioning opportunities
  • Collaborate with other internal departments including Property Management, Social Services, Leasing, and Finance

REQUIRED KNOWLEDGE SKILLS & ABILITIES 

  • Passion for affordable & supportive housing, learning new things and New York City in general
  • Strategic thinker, problem solver, expert at managing up and across. Proactive, with strong follow up skills
  • Highly organized with strong attention to detail 
  • Self-motivated and able to multi-task
  • Comfortable with knowing what you don’t know and asking questions
  • Strong analytical skills and understanding of financial concepts
  • Very comfortable with financial analysis
  • Proficient in Microsoft Word, Excel and PowerPoint
  • Strong written and verbal communication skills

REQUIRED EDUCATION, EXPERIENCE AND CREDENTIALS 

  • 4 years degree from an accredited college or university with a concentration in city planning, public policy, public administration, urban policy, or related discipline; OR, 8 years of directly related experience and a High School Diploma in lieu of degree.
  • A minimum of two years of employment or academic experience with affordable housing development and/or real estate finance.

PHYSICAL REQUIREMENTS 

This position may require long periods of standing, walking through project sites, climbing stairs, wearing appropriate PPE, as well as sitting at and use of a computer.
