Building Maintenance Tech II 

Salary Grade: G09
Minimum  Midpoint  Maximum
$53,540 - $70,940 - $88,340

This position is covered by NERC CIP cyber security standards.  Prior to being hired, promoted, or transferred into the position, the candidate must successfully pass a Personnel Risk Assessment, which includes identity verification and a criminal background check.  Prior to being granted unescorted access to cyber secure areas, the candidate must attend cyber security training. Annual cyber security training is also required. 

SUMMARY:  

Under direct supervision of the supervisor or journeyman in the department.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Floor maintenance

Exterior grounds maintenance

Parking structure maintenance

Use power-washing equipment

Carpet care

General housekeeping

Restroom fixture maintenance

Window cleaning

Exterior plant and shrub maintenance

Lubrication of mechanical equipment

HVAC filter changes

Parts cleaning

Material handling

Masking

Furniture moving

Picture/Board installation

Construction/Demolition

Vinyl base installation

Key making

Changing lamps

Use of power tools

Monitor building equipment functions

COMPETENCIES:                   

Ability to follow detailed instructions

Familiarity with basic construction practices

Ability to work independently and use safety devices and work aids such as protective clothing and gloves; goggles; breathing apparatus; and earplugs

Ability to assist journeymen in various trades

Ability to assist other team members with various duties

Promotes preventive maintenance as a strategy in maintaining electrical, mechanical, control, and plumbing systems by assisting in the development and monitoring programs, keeping accurate records on all equipment

Performing spot checks of equipment to determine their working condition, and performing and/or directing periodic cleaning and servicing of tools and test equipment

Enforces Company and departmental rules and policies regarding employee conduct by advising mechanical personnel of the rules and policies on employee conduct, issuing verbal warnings and written reprimands for violations, and recommending progressive disciplinary action as necessary

Reduces the likelihood of a significant disruption of mechanical services (i.e., heating, cooling, plumbing, electricity) to the Company and assures around-the-clock responsiveness to mechanical failures or emergency situations


QUALIFICATIONS                    

MINIMUM EDUCATION AND/OR EXPERIENCE:  

High school diploma or GED with three to four years of related experience, or equivalent combination of education and/or experience related to the discipline.

CERTIFICATES, LICENSES, REGISTRATIONS:

Must possess a current, legally valid driver¿s license and meet the company¿s driving record requirements.

COMMUNICATION SKILLS:                   
Ability to read and comprehend simple instructions, short correspondence, and memos

Ability to write simple correspondence

Ability to effectively present information in one-on-one and small group situations to customers, client, and other employees of the organization

MATHEMATICAL SKILLS:                   
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals

Ability to compute rate ratio and percent and to draw and interpret bar graphs

ANALYSIS AND PROBLEM-SOLVING ABILITY:  

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.  Ability to deal with problems involving a few concrete variables in standardized situations.
           
PHYSICAL DEMANDS:                   

While performing the duties of this job, the employee is regularly required to stand and/or walk up to 2/3 of the time.  May be exposed to outside weather conditions, loud noise and vibrations.  May be exposed to hazards such as moving mechanical parts, electrical shock, toxic chemicals and handle bulky material.  They employee may be required to push and/or pull objects; climb, balance, bend and twist; stoop, kneel crouch and crawl; reach for and handle objects; and talk and listen for long periods of time.  The employee must frequently lift and/or move up to 100 pounds.

WORK ENVIRONMENT:                   

Construction environment.

Employees in Services Company may be responsible for providing services to various Holding Company subsidiaries and affiliates.
