About the Position:
Manage the implementation and formal establishment of a Commercial Real Estate team to maximize value and reduce operating cost and risk associated with the National Grid US Property surplus land portfolio. The role involves the management of a national portfolio of surplus property assets. The portfolio of c.1400 is spread across our three service territories in MA, RI and NY.
Position Responsibilities (including but not limited to):
Implement and Manage a strategy for maximising value from NGP?s Real Estate business. Driving future growth through the new and innovative business strategies, ensuring NGP maximizes the value of its assets. Perform regular strategic challenge and review.
Manage and influence real estate dispositions (sale, lease or JV )in close cooperation with selected real estate service providers.
Engage in detailed, hands-on negotiation of real estate transactions when necessary through direct contact with principals and the application of a broad knowledge of real estate principles and negotiation techniques
Develop and maintain strategic alliances with internal and external business partners, including consultants, landlords, property managers, brokers.
Design and implement policies, procedures and reporting that ensures effective control and governance of business while accurately tracking outcomes in line with established governances and Company guidelines
Ability to recruit, hire and develop employees with capability and capacity to support Commercial Real Estate Operations objectives. Setting high performance expectations, develop a suitable structure and culture which engages and empowers all employees
Leading a regular review of the key financial and reputational risk areas, establishing plans and measures to ensure continuous improvement and adoption of leading industry practice.
Maintain and develop strategic alliances with internal and external stakeholders to remove constraints and unlock value.
Management of the Real ESTATES Services Provider contract, ensuring we maximise value whilst minimising our risk across our portfolio of c.1400 sites.
Closely collaborate with the Head of Operations to ensure value and risk management strategies are aligned and coherent.
Driving continuous improvement through role modelling of Performance Excellence
Accountable for the delivery of the annual budgeted operating budget.
Visibly demonstrating a safety first culture, ensuring that our staff and supply chain are kept safe.
Ensure we have the most efficient commercial contracts in place with key suppliers to deliver our commercial promises.
Knowledge & Experience Required:
At least 10yrs experience at a Senior level within the commercial real estate industry, understanding of environmental, zoning and other transaction complexities
Experience managing multi-locational and virtual teams in a matrix corporate environment
Strategic leadership, demonstrating ability to make complex decisions in a matrix environment
Demonstrated capability to design and document KPI?s, project tracking and risk management reporting to measure results and drive successful commercial outcomes
Experience of driving a positive safety culture
Building strong collaborative relationships and influencing individuals from a wide range of backgrounds and seniority
Track record of removing constraints to value and/or risk through strong stakeholder engagement
Management of customers and suppliers, with understanding of complex contracts and outsourcing arrangements
Commitment to continuous improvement and performance excellence.
Understanding of National Grid?s operational and regulatory environment
Qualifications Required:
Bachelors or Masters in Real Estate, Economics or finance. MBA strongly preferred.
