Basic Qualifications
Bachelor's degree or equivalent is required plus a minimum of 5 years of relevant experience; or Master's degree plus a minimum of 3 years of relevant experience.
Due to the nature of work performed within our facilities, U.S. citizenship is required.
Responsibilities for this Position
General Dynamics Mission Systems has an immediate opening for an Advanced Real Estate Specialist. The position provides an opportunity to enhance the performance and profitability of an organization that supports some of our nation?s fundamental defense services. General Dynamics Mission Systems employees work closely with esteemed customers to develop solutions that allow them to carry out high-stakes national security missions.
REPRESENTATIVE DUTIES AND TASKS:
Completes needed analysis in support of real estate transactions and decision-making efforts
Actively participates in the selection, evaluation, acquisition, occupation, management and/or disposition of real property and office/manufacturing space in compliance with company policy
Manages compliance with lease agreements and contracts
Participates in negotiation efforts
Completes any required forecasts, budget analyses and reports of activities
Proactively manages portfolio of properties to maximize value
Supports the business plan development (including updates) and implementation/execution of objectives on the company's real estate portfolio in order to meet or exceed the company's strategic business and organizational goals
Provides proactive client management to anticipate real estate issues and develops flexible real estate solutions supporting the businesses short, medium, and long-term needs.
Ensures that real solutions developed support business units? forecasts, strategic business plans, goals and initiatives while also demonstrating sound real estate investment principles
Monitors Financial metrics (i.e. vacancy, closing ratio, renewal ratio) and ensure optimization
Monitors Income (i.e. Rents, Vacancy, Other Income, Reimbursements) items to ensure property is performing at full potential. Interface with AP/AR to ensure payments & revenues are made & collected in a timely manner
Monitors critical lease dates and collaborates with regional and local business leaders
Leads the implementation and continued management of an all-inclusive real estate database
Provides regularly occurring (monthly/quarterly/annual) Real Estate reporting to support corporate and financial forecasts responsibilities
Supports director of real estate on special projects
Interacts with various departments (finance, legal, tax, other) to ensure the timely delivery of real estate documents
Coordinates due diligence process and data collection for various real estate initiatives
Normally receives little instruction on day-to-day work, general instructions on new assignments

KNOWLEDGE SKILLS AND ABILITIES:
Proven knowledge of financial and commercial real estate principles and analysis
Basic knowledge of principles of facility planning, programming, and project management
Knowledgeable in real estate market trends, industry best practices, and information affecting corporate real estate and organizations.
Manage multiple projects simultaneously with adherence to deadlines
Ability to work well independently and in group settings
Ability to communicate well both verbally and in writing
Ability to create and deliver compelling real estate business cases and presentations to senior management
A command of all skills necessary to effectively manage many relationships simultaneously, facilitate meetings, prepare written documents, and analyze qualitative and quantitative data to all levels of management
Relationship building, communications, problem solving, financial, and negotiation skills required
A seasoned, experienced professional with a fully proficient understanding of area of specialization
