General Summary:
The Maintenance Technician II is responsible for proactive, hands-on measures to assure assigned property asset is maintained in accordance with established standards of CVC Property Management. Will perform duties such as repairing drywall, painting, and basic plumbing, electrical, environmental such as HVAC and may perform janitorial work from time to time. May be asked to participate in various inspections required by service providers, property managers, local authorities, and Supervisor or Maintenance Lead.
The Technician will execute duties and responsibilities while communicating with goodwill, tact, professionalism, and exhibit an overall commitment to the teamwork required to enhance and maintain a welcoming community. Must keep good grooming standards, dress appropriately for job performed, and observe all Century policies and procedures. Essential Duties and Responsibilities as described below are not intended to be all-inclusive:
Essential Duties and Responsibilities:
General Maintenance: Perform day-to-day general maintenance of the property including but not limited to air conditioning, heating, painting, wall repairs, floor repairs, emergency lighting, fire safety equipment, smoke detectors, and alarm systems. The Technician will also execute work orders issued by others in response to client requests, safety issues, and/or room turns
Safety Coordination: The Technician may participate in and follow all directions from emergency services, fire department or police if required.
Services Coordination: As directed by Supervisor or designee may provide direction and oversight for outsourced services including but not limited to professional pest control, fire protection, HVAC, roofing, and alarm systems.
Materials and Supplies Inventory, Safety, and Storage: Assess materials and supplies required, assure just-in-time inventory for volatile cleaning agents, paints and thinners/solvents. Assure that supplies are safely and securely stored in conformance with OSHA standards.
Campus Community: The Technician may participate in campus-wide activities including set up for events including tables, chairs, technology support and personnel.
Required Knowledge, Skills, and Abilities:
Education and Experience:
This position requires a minimum of 3-5 years of direct experience in a residential property maintenance environment. Basic skills at affecting minor repairs such as drywall, paint, flooring, and plumbing are necessary for success in this position.
Physical Requirements and Working Conditions: Frequent lifting, standing, walking climbing, required to perform duties. Normal conditions associated with maintenance and janitorial environment include some noise, dust, odors, dampness, and weather changes.
Compensation and Benefits:
Hourly Pay: $24.50-$26.50 depending on experience.
