Responsibilities

•Based on tenant-received maintenance requests, and assignments ensure tasks are completed in a timely manner and in compliance with policies, procedures, regulations, and lease obligations and standards.
•Performs routine property inspections of occupied and vacant properties to ensure cleanliness, security, and overall appearance including parking lots and surrounding areas. Recommends repairs and/or maintenance as necessary.
•On a regulator basis meets and conducts on-site inspections with the janitorial contractor to ensure cleaning specs and expectations are maintained.
•Meet with contracted exterminators as required to obtain action plans to eliminate issues. Coordinate these activities with the tenant.
•Escorts contractors while entering occupied tenant space and coordinate activities. Provide the tenant with information as requested.
•Assist with the management and coordination of the activities of on-site security contractors.
•Assist with the oversight of the snow removal, landscaping, and other related services as requested by the Property Manager. Completes purchase order process as necessary when ordering services and materials/supplies.
•Respond to all building emergencies and provide support to responding agencies. Prepare and provide report documentation to The Buncher Company.
•Provide 24/7 on-call support during off hours and weekends.
•Performs other duties as assigned.
•Research local rental rates and calculate costs so pricing is in line with current market conditions
•Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
•Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
•Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
•Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals

Qualifications

•5 years of experience is preferred
•Able and willing to work both evenings and weekends
•Ability to use computer programs such as Microsoft Office
•1-2 years of customer service and sales experience preferred
•Great with people- warm, friendly and helpful in person and on the phone
•Enjoys negotiating and cultivating a rapport with clients and team members
