How you will do it

As a BMS Controls Supervisor, you be charged with supervising and facilitating the service of the HVAC controls, automation and associated low voltage building systems, ensuring that operations, maintenance, and vendor management standards of the Johnson Controls contract are met in a cost effective, safe and efficient manner. As the on-site face of Johnson Controls, you will interface with the client and O & M teams on all issues related to execution of the contract to ensure customer satisfaction and maximize the potential for securing additional business. Your duties will include:

  • Hiring, training and scheduling of staff needed to fulfill contractual obligations.

  • Developing and implementing employee training and development plans.

  • Providing management reports as requested by the operations management team and the client.

  • Serve as an escalation resource to the team for complex or KPI-impacting issues. Step in as needed to support the team with vacancy or absence.

  • Facilitate O&M Manuals, troubleshooting guides and other maintenance training materials for the team.

  • Develop Preventive Maintenance Plans at the newly constructed facility.

  • Track completion of Work Orders and Planned/Preventive Maintenance performed by the team.

  • In conjunction with the FM team’s Operations Center, monitor the Building Management System for fault, warning, or failure conditions, and respond by mitigating and resolving these issues.

  • Ensuring compliance with all city, state, and federal license and certification requirements. 

  • Reviewing all work to assure it is performed in accordance with established safety procedures.

  • Perform a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC and Mechanical Systems. Working knowledge of Electrical/Electronic, BAS, and other similar types of related equipment and systems is required.

  • Uses building prints, schematics and other available documents for troubleshooting system failures and completing work requests.

  • With the support of the team’s energy manager, develop implementation plans for energy conservation measures.

  • Manages subcontracted work to ensure proper notifications are sent, work is completed in accordance with designed scope of work and ensures all safety requirements are met.

Required Qualifications

  • University degree or equivalent combination of education and experience.

  • 3 Years minimum experience.

  • 24/7 on-call availability to provide telephone and on-site emergency response assistance.

  • Team player committed to working in a quality environment.

  • Intimately familiar with the means of operating a building with a Building Automation System.

  • Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs requests
