The Rural King Realty Construction Project Manager oversees all responsibilities for construction, remodeling, and miscellaneous CapEx projects for all projects assigned. The Construction Project Manager develops and implements strategies to maximize profitability by managing a project's budget, maintaining schedules, delivering quality spaces, and building client/contractor relationships.JOB DUTIES & ESSENTIAL FUNCTIONS:ï‚· Manage and lead all facets of the construction project from planning to closeout with industry best practices. ï‚· Lead the design team of engineers/architects to develop tenant plans for bidding, permitting, and construction. ï‚· Prepare overall project budgets, manage invitations to bid, and review proposals for a complete scope of work. ï‚· Negotiate, buy out, and create contractor and vendor agreements. ï‚· Ability to create project schedules and achieve tight deadlines while managing simultaneous multi-state projects within budget. ï‚· Analyze constructability and value engineering techniques to provide the best value for projects. ï‚· Review tenant improvement documents and ensure design plans are in alignment with delivery requirements. ï‚· Identify project risks, develop mitigation plans, and implement action plans to reduce or eliminate impact. ï‚· Monitor, control, and track all the change management processes on managed projects. ï‚· Keep the team informed on all significant updates of the project, schedule progress, financial status, and relationships. ï‚· Coordinate requirements with utility companies for services and municipalities on required inspections and occupancy permits. ï‚· Partner with the Real Estate team to support growth in the RKR portfolio. ï‚· Assist in all maintenance functions with RKR 3rd party tenants and RK Stores as needed to lead or support. ï‚· May be required to cross-train and perform other duties.MINIMUM QUALIFICATIONS:ï‚· 5+ years of broad commercial construction management experience with 3+ years of retail construction experience preferred. ï‚· Demonstrated excellent negotiation skills while successfully managing multiple $1,000,000+ projects at the same time. ï‚· Knowledge of construction, including reading plans, familiarity with building specifications, and code requirements ï‚· Analytical skills include planning, organizing, directing, and controlling workflow and processes. ï‚· Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient. ï‚· Ability to work independently without supervision, supervision of construction superintendents and construction companies. ï‚· Strong work ethic, highly organized, results-driven, with great verbal and written communication skills. ï‚· Have a constant improvement mindset and expect a high level of excellence. ï‚· Flexibility with hours: the ability to work varied hours, days, nights, and weekends as business needs dictate. ï‚· Proficient computer skills, including the use of Microsoft Office Suite, PM Software, and Scheduling software. PHYSICAL REQUIREMENTS ï‚· Good visual acuity and ability to communicate effectively. ï‚· Ability to lift, push, and/or pull a minimum of 30 pounds and ï‚· Ability to stand and/or walk for long periods of time. ï‚· Ability to travel to project sites throughout multiple states.
