JOB SUMMARY:

This position will support the Senior Vice President & Managing Director of the Austin portfolio and oversee the entire leasing process. This position will need someone who can self-manage, is hands-on, process-oriented, and fast-paced to balance high-functioning teams. This person will be responsible for all aspects of lease administration, including managing deal flow, maintaining the broker contact database, and other sales support assignments directed by the Senior Vice President & Managing Director. The individual in this position is also a critical participant in fostering and maintaining positive brokerage relationships on behalf of the company in Austin. This individual will also be the point of contact and will work closely with accounting, asset management, and administrators in the company's corporate office. This role will be responsible for establishing and growing a strong relationship of trust and open communication with our internal team as well as all external consultants and contractors to form a collaborative team that will deliver successful projects within the Austin portfolio.

RESPONSIBILITIES:

Leasing:

  • Work with the Managing Director, brokers, and analysts on preparing detailed and well-thought-out proposals. Take point on lease negotiations with both internal and external counsel.
  • Regularly keep property management teams apprised of any leasing updates and communicate important critical dates.
  • Point person for document management and communication between all parties.
  • Track competitive properties and Austin office market data overall, to include formal quarterly updates.
  • Monitor upcoming expirations and develop renewal strategies.
  • Maintain knowledge of the condition of vacant spaces and what work if any may be required.
Asset Management / Operations:
  • Work with the asset management team in Atlanta and provide any monthly/quarterly reporting requirements or ad-hoc reports.
  • Monitor NOI performance to budgets and communicate any potential red flags.
  • Monitor and track tenant expirations, options, and rights. Assist in the preparation of any notice letters, ROFR notices, etc.
  • Administrative responsibilities will also include active management of Yardi CRM software and leasing and operational reporting as needed.
  • In collaboration with building management, responsible for owner interaction with the Fareground food hall operator and ensuring the quality of operations, proper financial planning and reporting, and overall performance.
Other Items:
  • Software proficiencies: Excel and Yardi Deal primarily. No Argus required.
  • Provide guidance and input on marketing events and materials.
  • Attend broker relationship events.
QUALIFICATIONS AND EXPERIENCE:

Required:
  • BS in Business, Accounting, or a Real Estate concentration. Master's degree or MBA is preferred.
  • Minimum 5 years' experience in Leasing roles within the commercial real estate industry within the Austin, TX market.
  • Exceptional communication and analytical skills
  • Ability to travel
Desired:
  • Experience with the leasing process within the Class A office sector
  • Demonstrated ability to read, interpret, and negotiate complex lease and legal documents
  • Must be organized, concise, detailed, flexible, and efficient
  • Excellent relationship-building and customer service skills
  • Financial acumen to provide detailed high-level project status and cost reports
  • Proven customer-focused leader with the ability to influence and deliver precise work under strict deadlines and budgets
  • Proficiency with Microsoft Office is required (i.e., Word, Excel)
  • Must possess strong interpersonal skills and an ability to work and communicate effectively with all levels of operations
