What you will do

Under general direction, manages the capacity and staffing of the Area Delivery team.  Area Delivery Manager leads the professional development and adherence to Performance Contracting and Large Mechanical Retrofit best business practices through effective management and mentoring of the delivery staff.  Or, does the same for specialty business units such as lighitng, solar, water efficiency and Waste Water.  Establishes team objectives and manages team efforts to achieve assigned productivity.  Drives compliance to the JCI Safety Program for employees and subcontractors. Hires, retains, performance manages, and plans for career development of direct reports. Prepares and delivers clear performance expectations, performance reviews and development plans for direct reports.  Depending on span of control, self performs construction management duties as an escalation point for customers.

Area Assigned Projects:

Responsible for project delivery, estimating, and financial management for the project portfolio within the Area.  Responsible for Area projects, determining resource levels to attain schedule milestones and monitors workforce levels to ensure conformance with the construction plan.  Controls change/scope creep, ensuring that all scope changes are quickly and properly documented and that change orders are approved prior to the performance of work.  Implements the site safety and security procedures and project work rules and plays an active role in the development of the safety program.  Develops and maintains Customer and Subcontractor relationships.

External Relationships:

The SI Delivery Manager is actively involved in the local contracting community, industry organizations, and networks with local subcontractors. Responsible for maintaining high customer satisfaction for projects during the execution phase.

Internal Relationships:

  • Works collaboratively with the General Manager, Delivery Consultants, Technology & Solutions Engineering and local Branch Staff for capacity and capability needs for all Area Projects.

  • Works with the Delivery Consultants to assign Construction Managers, as needed, to provide sales support activities early in the audit process to provide input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc. as needed.

  • Works with the T&SE team to estimate and execute mechanical retrofit and BMS/technology projects above the branch level.

  • Assists the Area General Manager in the preparation of the annual financial operating plan for the SI business, ensures Area Fiscal Year plans are met and monthly financial reporting of the Area.

How you will do it

  • Establishes the Area SI Delivery Team plan for staffing levels and takes action to achieve that plan. Hires, retains, performance manages, and plans for career development of the teams.  Ensures adherence to Company policies, procedures, and strategic initiatives regarding human resource management.  Tracks changing trends in the marketplace and takes action to adjust organization accordingly. Utilizes resource planning techniques to gain high productivity from team members. 

  • Manages the profitable execution of the Area project portfolio. Ensures that all Area team’s projects are done accurately, on-time, billed, within budget and within scope of the contract. Maintains profitability goals and positive cash flow for the Area Projects team.

  • Understands project scope and customer expectations.  Plans, schedules and controls project activities.  Oversees FIMs, Multiple FIMs, Innovative/renewable FIMs. 

  • Provides monthly reporting of Area Project financial status and participates in the Sustainable Infrastructure Monthly project backlog reviews. Over sees Monthly Project Backlog reviews for branch mechanical/controls projects as applicable.

  • Ensures that the Area Delivery team members adhere to established Sustainable Infrastructure and HVAC policies and procedures including developing and adhering to a Project Execution Plan for each assigned project.  Ensures delivery business is conducted with the highest ethical standards.  Ensures compliance with state, local and federal legal requirements.

  • Establishes customer touch points throughout the life cycle of projects to gain feedback on customer satisfaction. Coaches’ teams on proactively addressing customer feedback.

  • Effectively communicates the status of Area projects to Area General Manager as required and provides monthly forecasts of revenue, costs, and gross margin for the PC execution.

  • Fosters and maintains good working relationships with subcontractors, JCI internal Systems, Service and Lighting partners.

  • Champions and drives the BSNA Safety Program for employees and subcontractors at all levels. within the Area organization and subcontractors.

  • Self-performs sales support activities early in the audit process to provide input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc.

  • Self-performs cost estimating, project scheduling and construction management of projects assigned to the Area Portfolio of projects.

PRODUCTIVITY MEASURMENTS:

The SI Delivery Manager is responsible for the executed revenue and margin for all assigned projects in Area Project portfolio.   The following metrics define this responsibility:

Area Projects

  • Area Projects -Profitability

  • Area Projects -Executed Gross Margin (Slippage)

  • Area Projects – free cash flow

  • Area Projects -Timely Project completion

  • Area Projects – Revenue flow / flow rate

  • Team utilization

  • Tool usage – Mywork, Pipeline Suite, MS Project, BESafe, etc.

What we look for

Bachelor’s degree in Engineering or Business or equivalent work experience. Ten or more years of progressively more responsible operations management experience in the Construction Industry including five or more years of direct management experience. High-level competence in written and verbal communication. Strong presentation skills and proficiency in speaking to large audiences. Able to lead and direct cross-functional and cross-business unit project teams to achieve business results. Ability to lead, manage, mentor and inspire others.  Knowledge of multiple levels with the supply chain org.  Polished presentation skills, multi-faceted thinker, innovator.  Strong ability to negotiate, persuade and influence. Proficient in software scheduling tools and applications.  High level project management process competencies.  Strong proficiency in MS Office (excel, word, power point), Adobe Writer, Visio, MS Project, basic windows environment, and internet business application usage.

HIRING SALARY RANGE: $123,300 - $164,600 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)  This position includes a competitive benefits package.
